Where do i even begin?? Man, well first off, I know I am a little late getting this out there.... BUT... I. can. not. thank. Joe. enough.... for every second he spent working tirelessly, day in and day out, just to see this through to the very end. His professionalism and dedication to his work, and his past clients speak volumes. Not once did he give up when the obstacles just kept hitting us one after another. What seemed like an impossibility or a fantasy, he found a way to turned this into a reality.

I am forever grateful for everything Joe his team did for me throughout the past few months to help me obtain my share of the American Dream!!! Our journey was incredibly wild to say the least, due to the craziness of what is MY life, my personal situation was. It left us overwhelmed with obstacles and many hurdles that felt like would never end pretty much that started on day one... BUT the ENTIRE time, Joe just kept pushing through staying upbeat and persistent despite at times where the odds were greatly stacked against us. well I truly believe gods plan was to put Joe in my path when I began my homeownership journey and to have Joe guide me through this hard process made the entire experience worth the journey.

I wouldn't doubt for a moment that anybody else would have had the patience you had or the will-power or perseverance he had, throughout the entire time, and again, for that I cant thank Joe enough. I don't think I've ever mentioned it before but reading over his testimonials were a big deciding factor for me when I began my process. Coming into this with no knowledge of the process and with my guard up, but then seeing and hearing everyone's success stories even when they too faced some sort of challenge along their journey was truly remarkable to read. He has helped sooooo many good people and seeing that helped ease my guard and I hope others that are reading this, that may be on the fence, become motivated enough to reach out and get the ball rolling with you by their side. Joe Lanza is your guy!!

He genuine cares about what he does he is commendable and I applaud him for that. It truly speaks great words about his character. I'm very grateful things turned out the way they did, as god intended for them to, regardless of how intense, we never backed down. I wouldn't have asked to go through the process, with anyone else. He is is a saint and now a good friend. Keep doing the fantastic work you do. Our credit needed improvement, he explained how to do this. Our loan was a USDA., with stricter rules. At times, I was going to give up. Joe was relentless, I'm glad he was. After near 8 months of 2 different appraisals, a new well, and interest rates rising higher, we finally closed. Joe and Kathy worked diligenty to help us. And, at same time, keep interest down as much as possible. Without the Lanzas, buying our home would be impossible. Thank you, I highly recommend them, and hopefully refinance in the future.

I called Joe and explained my situation and he told me he felt confident that he could help me out and that is just what he did. He goes above and beyond what is needed and explains everything to you so you understand the entire process. He is very informative and knows all the tricks of the trade. I would recommend him to anyone that is looking for a mortgage. He is on top of everything and gets back to you very quickly with everything and makes the entire process bearable. I feel like a review is not enough. Reason being, words, well, no words could possibly ever explain how truly grateful my family and I are for everything that Joe has done for us. He is without a doubt a blessing. No, I could say a miracle worker in our eyes. There is no doubt in my mind that if I never reached out to Joe, we would still be unhappy renters thinking the dream of buying our first home would never come true.
Joe Lanza goes above and beyond. He works with you after business hours and weekends if needed. He made sure I completely understood all the numbers and different options he presented as I knew nothing about buying a home or the process of buying or what it all entailed. He took time to explain all the small details and not only answered my questions but made sure I thoroughly understood all we discussed. Joe prepared me so that I could be confident in the decisions I made along the way.
Joe worked with me to get my credit score where it should to be in order to even start the process. His timelines were right on every time. He said if I did exactly as he said, my credit would be where it needed to be in a few weeks. I thought he was crazy. I thought it was impossible…. I was WRONG!!
Words seem completely inadequate for what Joe has done for me and my family. I have only the absolute best and highest regard for Joe, his work ethic and the honest way he cares about the people and families he works with.
